There is this old misconception that you should wait until spring to place your home on the market. Sellers often hold off for this (or take their home off the market during winter months), thinking that there aren’t enough buyers out there, nobody is out looking during the holidays, and they will have a better chance at selling when Spring rolls around.
Don’t buy it. My most active month as a real estate agent in 2010 was in November. The reason sellers should keep their mind open about placing their home on the market during the ‘slow’ winter months is that there are fewer homes on the market and generally, if people are out looking during the cold season…they are serious buyers.
Are there fewer buyers? Yes. But are there still buyers? You betcha. The reality is – selling in winter months means fewer showings (less buyers) before you get a serious offer.
There are a myriad of reasons I’ve seen people buying homes in the winter for…but in general, it is a need-based reason for moving…so you get a certain efficiency out of these folks. Less looky-loo’s, more reasonable offers, more qualified buyers…more serious buyers.
In fact, one of the big problems I have when looking for a new home for a buyer in the winter is that there are so few homes to choose from.
So, I recommend that you consider placing your home on the market in December, January, or February… and take advantage of the seriousness of potential buyers and lack of competition. You will spend less time preparing your home for showings (as there will be fewer buyers and showings), but you will know that anyone requesting to see your home on a blustery winter day will likely be a qualified, serious buyer.
